The apartment was never the problem.
Plenty of good apartments in Cairo sit empty. Others are let long-term for less than they could earn. Others go up on Airbnb by an owner who runs them personally for three months and then quietly stops. The reason is usually the same one.
Running an apartment as a short-term rental properly is a job. A listing people actually book. A nightly rate that moves with the season. Guest messages at midnight, a clean between every stay, and a plumber who answers on a Friday. Most owners already have work.
That job is what we do. Your apartment stays yours and so does the income from it. We take the work.
What you keep
We buy the furniture. You keep the home.
In most cases the furniture is bought and owned by Niche Stays, recorded on a signed inventory schedule. Owners who would rather furnish the apartment themselves can, and the terms move to reflect it. Photography and listing copy are ours. Your apartment goes up on Airbnb, Booking.com and the other platforms under one consistent name, so the portfolio reads as a single operation rather than a set of unrelated flats. Pricing moves with demand instead of sitting at one nightly rate all year. Our team answers the guests, meets them on arrival, cleans between every stay and fixes what breaks.
Short-term rental management in Cairo only works when one operator holds all of it. Owners who keep a piece back, usually the cleaning or the guest messages, tend to stop within a season.
You are paid monthly. The structure is a revenue share with a minimum guarantee underneath it, set per home after we have modelled that specific one. There is no standard rate, because the homes are not standard.
Where we work
Egypt only. Mostly Cairo.
Zamalek, Downtown, Garden City, Maadi, Mohandessin, Dokki, Heliopolis, New Cairo and Sheikh Zayed.
Outside Cairo we take chalets, villas and cabanas on the North Coast and in Ain Sokhna, and anywhere else in the country where a home works as a short-term stay. Coastal homes earn across a season rather than a year, so the terms are built around the season.
